Prices have been volatile since April 2022, and the Benkmark house price is still 4.6% below the $2.1 million peak.
Typically, early spring is a “tighter” market. Fewer detached houses are for sale in Vancouver, and more homebuyers are looking, putting upward pressure on prices, which benefits sellers.
Then, by late spring and summer, there will be fewer active buyers, and listings will tend to accumulate, easing the upward pressure on prices and disadvantages sellers.
The detached house market is a buyer's market, and buyers have the upper hand in negotiations. Inventory levels have also increased, disadvantaging sellers. Compared to last year, months of inventory increased from 8.4 to 10.8, up 29 percent.
2025 is a worse time to sell than a year ago. Sellers can expect very few bidding wars.
Areas with less than nine months of inventory include North Vancouver (5), Cloverdale (5), Abbotsford (8), Mission (8), Burnaby (8), and Port Coquitlam (8). These are all balanced markets.
The number of Metro Vancouver detached houses purchased in January was similar to last year, but the number of houses for sale has risen. That’s why the months of inventory have increased.
